INTEGRAL MAINTENANCE.
OPERATION
The maintenance company provides its services for the conservation and maintenance of our buildings. This maintenance includes:
* Conductive Maintenance
It includes activities related to the start-up and shutdown of equipment and installations, monitoring the condition and ensuring proper functioning, adjusting and correcting parameters that fall outside established limits, checking and controlling reading and counting elements (operating hours, water, gas, electricity consumption, etc.); as well as preparing, filing, and keeping updated technical documentation, which will be stored in the relevant Centers of the Universitat de València.
* Preventive Maintenance
It includes periodic and systematic operations of verification, inspection, revision, cleaning, regulation, adjustment, correction, and replacement of worn-out or deteriorated parts of the equipment to ensure constant operation under the best safety and performance conditions, aiming to prolong its useful life and minimize future problems or failures.
This type of maintenance must be carried out through a series of scheduled visits by specialized personnel, based on preventive maintenance protocols, ensuring a minimum monthly frequency.
* Predictive Maintenance
It includes inspection and review operations of the equipment, to determine its remaining useful life and the replacement of elements based on their operational parameters.
Unlike preventive maintenance, which is done periodically, predictive maintenance operations must be carried out based on the condition of the elements to be maintained, recording parameters to determine their useful life and establish the optimal time for replacement.
The awarded company will propose replacement of installations, equipment, and furniture to help the administration schedule investments.
* Technical/Legal Maintenance
It includes mandatory or recommended maintenance operations as specified by current legislation or regulations that may be promulgated during the contract.
This type of maintenance must be carried out by legally authorized personnel in the relevant locality or autonomous community, following the frequency defined by applicable legislation at the time; compliance must be guaranteed to the relevant administrative bodies and operations must be recorded in Official Maintenance Books or Official Compliance Certificates.
* Corrective Maintenance
This maintenance, which is most demanded by campus users, includes unsystematic operations for adjustment, correction, and replacement of damaged parts; carried out to restore the equipment to its normal operating condition, resulting from failures, anomalies, service interruptions, operation outside normal parameters, or conditions that could cause human or material damage.
Interventions to correct problems or replace existing elements (e.g., lighting fixtures) are considered included in the contract and should not incur extra costs unless they exceed the established franchise amount (€300). If the franchise is exceeded, the total amount will be reduced by the number of franchises per intervention, and the company’s discount will be applied. Generally, one franchise will be considered per equipment or element to be repaired.
Corrective maintenance will be carried out on all buildings, roads, installations, and equipment, performing all necessary actions to repair and return them to service as quickly as possible, with available resources to cover emergencies 24/7 during the contract period.
The awarded company commits, as part of the quoted price, to the immediate repair of any faults, breakdowns, anomalies, or damages detected during inspections or unexpected incidents, at any time of day, including nights and holidays, using its own staff or subcontracted companies, and within the maximum response times specified in this contract.
* Modification Maintenance
Modification maintenance includes recommended operations of correction, replacement, renovation, expansion, and modification of the equipment to adapt to new needs or improve operational conditions.
Modification maintenance will always be the result of a prior study or project when the need for an intervention arises.
Estimates will be requested from the integral maintenance company and any other companies deemed appropriate. If the estimate accepted is from the integral maintenance company, work will be carried out outside regular working hours.
From the technical specifications, we highlight the following points of interest:
All maintenance and conservation work requires the contractor to create a Work Report in the Integrated Maintenance Management software, indicating, among other things, the requester, the type of maintenance (conductive, preventive, predictive, technical/legal, corrective, or modification), the required specialty (masonry, electricity, air conditioning, plumbing, etc.), priority (none, normal, urgent, emergency), dates (notice, start, finish, etc.), and a summary of the requested work.
Emergencies must be attended to immediately (within two hours if it’s after-hours service). Urgent tasks must be handled within a maximum of 48 hours, regular tasks within one week, and others within one month.
The nature of the intervention (emergency, urgency, etc.) will be determined by the Universitat.
Priority will always be given to interventions that take place in critical locations, such as data centers, centralized management installations, fire alarm central stations, etc., or those that pose a risk to people's safety and health.
To request any intervention, authorized personnel (administrators, custodians, maintenance staff, etc.) must submit requests through the Maintenance Service website at the provided link.
